How long will a kitchen renovation take?

A typical kitchen renovation takes between 4 to 8 weeks but your project may be different depending on the complexity. Some of the factors that can increase the complexity and time frame of the project include:

  • Custom cabinets
  • Electrical Work

  • Granite Fabrication
  • Changes in Finish Selections
  • Changes in Scope of Work

You will be provided with a detailed schedule for each project prior to starting construction. The project schedule will allow you to be prepared for the different stages of construction.

Kitchen renovations range in cost from as little as $5,000 to over $100,000.  According to Remodeling Magazines Cost vs. Value report from 2011-12(www.costvsvalue.com) a mid-range minor kitchen renovation in the Greater Tampa Bay area averages $18,936 while a major kitchen renovation has an average of $54,778.

How much will a bathroom remodel cost?

Bathroom renovations range in cost from as little as $5,000 to over $100,000.  According to Remodeling Magazines Cost vs. Value report from 2011-12 the mid-range bathroom renovation average is $15,256 while an upscale bathroom renovation has an average of $49,310 (www.costvsvalue.com).

Can I live in my house while this project is going on?

This is dependent on your type of project. Many clients that have their kitchen, bathrooms, and most interior renovations choose to remain in their homes during the project.  A conscience effort is made to minimize the impacts of the project to areas of your house not being renovated throughout the construction period.  This is something that will be discussed in great detail during the planning & design phases of your project.

Who do I call if I have a problem during the renovation process?

This is part of the beauty of hiring a General Contractor to perform you renovation. You only need to contact Ben or Jim directly with any questions or concerns during and after your project.

Who do I call if I have a problem after project completion?

Call either Ben or Jim directly and any issues that may come up after construction will be addressed.  Another benefit to partnering with us is that you may contact us with any renovation or repair questions in the future.  If it isn’t something that we specialize in, we will have a contact to share that will help you maintain your homes on-going maintenance and service needs.

What type of warranty does my home get?

All renovation projects carry a (1) year warranty from project completion (which is determined by the Certificate of Occupancy issuance).  Even after the warranty expires it is important that you contact us to address any issues, in most cases they can be addressed for little or no cost.

Does the warranty transfer if I sell the home?

Yes, the (1) year warranty will transfer to a new owner.  We also suggest that you provide the new owner with our contact information should anything arise after the warranty expires.  Any issues for little or no cost for the new owners, as well.



How can I pay for the project to be done?

You can pay for your renovation by check, credit, or other financing.  You may prefer a lower APR financing option, as opposed to credit.  Some of the lower APR financing methods would be a personal loan, second mortgage or home equity line of credit.

Do I have to pay everything at the beginning?

No!  Never pay for everything at the beginning.  A payment schedule will be developed for you that identifies specific milestones during the project when payments are due.  Before commencement of work on the project, a small deposit in collected, typically 20% of the total project cost. A reasonable portion of the total project cost will be reserved to be payable at 100% completion. All payment schedules are reviewed prior to signing any construction agreements so you are clear how and when payments are made.

Do you offer financing?

We currently do not offer financing, but are willing to assist with any information your bank may need during your application process.

What is a 203k renovation loan?

A 203k renovation loan is an FHA program that allows home buyers and existing home owners an opportunity to finance renovations costs into their initial home mortgage.  There are 2 different 203k loan options: 1) Streamline 203k – this is a renovation project that is less than $35,000 has a shorter (streamlined) mortgage approval process.  2) 203k Consultant – This loan program accommodate renovations over $35,000.  This requires working with an approved FHA loan consultant which represents you and your mortgage company during the project. 

One distinct advantage of a 203k renovation loan is that it allows you to look into “cash only” house purchases.  The program allows the buyer to use the funds financed in the initial purchase of the house to remedy any structural deficiencies that would typically make financing through a bank impossible.
You must work with a general contractor immediately after going under contract on a house, as a complete scope of work and pricing is required before financing can be finalized.  Having a contractor that you are familiar with and trust can ease and expedite the process.

Are you a 203k approved contractor?

Will there be a price difference from proposal to project completion?

No, our construction agreements are a fixed price agreement for a specifically defined scope of work.  The only time your project price may change would be a home owner requested change which would always be approved by you prior to starting any additional work.  A change of scope can also increase project completion time due to the time associated with rescheduling labor and ordering additional materials.

We are constantly being contacted or told horror stories about home owner experiences with hiring, managing, scheduling, and working with trade contractors.  Established long-term relationships with our trade contractors and suppliers enable us to better manage their scope of work as well as their pricing for your project.  Hire us manage even your small projects you will have one point of contact not the several different trade contractors that are typically required for even small projects.  Another factor to consider when managing trade contractors is ensuring that they have and maintain their general liability and worker’s compensation insurance to protect you and your family from potentially very costly accidents and/or mistakes.

Can you increase the curb appeal of my home?

Of course, there are many lower budget options to enhance the curb appeal of your home.  Experience and knowledge of what can really enhance your curb appeal will help you spend you dollars in the best and most efficient way.
